Role Description

This is a full-time, on-site role for a K12 Design Manager in Garland, Texas. The Design Manager will oversee design projects from conception to completion, coordinating with architects, engineers, and construction teams. The role involves ensuring design compliance with regulations, managing project timelines, budgets, and resources, and maintaining stakeholder communication. The Design Manager will also provide guidance on design strategies and solutions, address design-related issues, and ensure the quality and functionality of final designs.

Qualifications

Strong skills in Design Management, Project Management, and Design Review

Experience collaborating with Architects, Engineers, and Construction Teams

Proficient in design software (e.g., AutoCAD, Revit, Bluebeam) and familiarity with regulatory standards

Excellent communication, leadership, and problem-solving abilities

Ability to manage project timelines, budgets, and resources effectively

Experience in the construction or design-build K-12 industry is a plus

Bachelor's degree in Architecture, Engineering, Construction Management, or a related field

Proficiency in Design Programming

Ability to work on-site in Garland, Texas

General Requirements

- Ensure compliance of district educational specifications and technical design

guidelines.

- Review and ensure implementation of Design processes and procedures.

- Work closely with design professionals to assist in understanding the bond

program and related contracts and requirements.

- Participate in assigned contract negotiations.

- Assist in preparing the Notice of Award and Notice to Proceed for Architects.

- Coordinate the Architectural Orientation Meetings, including the distribution of all

projects-related files (scope, as-builts, plat, FCA/EA documentation, etc.)

- Attend and manage meetings with the Design Team and ensure all meeting

minutes are issued and managed. For a meeting where an architect is not

present, the Design Manager must draft meeting minutes, distribute them, and save them accordingly.

- Help coordinate between the owner and the project team throughout the design process.

- Lead the Design review process for all assigned projects through every phase, including coordination with all parties within the district.

- Provide technical review of Structural, Architecture, Civil, and Landscape design, and construction documents through all phases of design. Provide support to Teammates during construction to address design-related issues.

- Coordinate the Pre-Development Meetings with all AHJs to ensure a smooth permit process.

- Coordinate with the Architects on other meetings as needed – Historical Commission, Zoning Commission, etc.

- Assist Teammates in scheduling and attending the Principal Orientation Meeting.

- Assist Teammates in coordinating all site visits for the A/E teams during design.

- Assist with the development of phasing plans and swing space, if any, with the team, the Architect, and the General Contractor.

- proficiency in BlueBeam Reve for managing design review sessions and making sure milestones are met to maintain schedule for District and permit approval and not allow construction delays.

- Communicate to Senior Leadership of all substitution requests and design waivers for approval.

- Responsible for updates to internal operations system every week during the design phase.

- Assist in FF&E Coordination with FF&E Specialist as needed. This includes validation of scope, finishes, and final approval with CIP Chief and Principal.

- Help FF&E Specialist and Project Manager coordinate move management of existing furniture.

- Assist with the permitting process to confirm A/E submission to City compliance.

- Attend Bond/Bid/Preview event(s)

- Participate in the CMAR selection process as requested

- Assist in the resolution of claims involving Construction Contractors and/or Design Professionals.

- Review and process AE pay applications (as needed) and add services within 48-hr of receipt.

- Assist the Team, as needed, with the A/E and GC submittal review and approval

process, shop drawings, requests for information and change orders.

- Assist in the review and approvals of Additional Services requests and Change Orders for contracts for construction and design professionals.

- Participate in VE discussions with project team members, where applicable

- Ensure final drawings, specs and as-built records are kept on each project in accordance with program requirements.

- Assist team in the development and submittal of quarterly and annual progress reports and other reports as needed.

- Attend punch-list walks and observation walks as needed during construction.

Job Type: Full-time

Pay: $94,393.00 - $100,994.00 per year
