A Day in the Life:

As an  Area Maintenance Supervisor , you’ll balance hands-on maintenance with team leadership. Your role involves ensuring safety standards, managing property operations, and finding cost-effective ways to add value. From electrical and plumbing repairs to carpentry, appliance servicing, and apartment upgrades, no two days are the same. If you’re someone who thrives on problem-solving and doesn't mind rolling up your sleeves, this is the career for you.

Key Responsibilities:

  • Oversee daily property operations for three properties (just under 200 units), working closely with the Area Manager and COO.
  • Manage and motivate on-site team members, ensuring high performance and professional service.
  • Coordinate make ready board, service requests, resident and vendor interactions with clear, professional organized communication.
  • Assist in preparing and implementing property budgets and preventative maintenance plans to maximize NOI.
  • Identify opportunities to reduce costs and implement creative solutions for property improvements.

What We’re Looking For:

  • Maintenance Expertise: Minimum of 3 years of maintenance experience, with solid knowledge of electrical, plumbing, carpentry, and appliance repair.
  • Leadership Skills: Effective communicator who leads by example and motivates team members to succeed.
  • Budget Management: Experience managing property budgets and overseeing capital improvement projects.
  • Certifications: EPA & Pool helpful
  • Tech-Savvy: Proficient in Google Suite and comfortable using technology.
  • Reliable & Driven: Strong work ethic, a positive attitude, and reliable transportation (ability to haul and move items as needed is a plus).
  • Physical Capability: Able to lift, carry, push, and pull up to 50 lbs.
  • Location: Must live within 20 miles of the properties and be willing to travel between the three sites.
  • Availability: Monday through Friday, 9 AM - 6 PM.
  • All applicants must currently reside in the Santa Cruz area or a neighboring city
